Hydro Jetting for Property Managers: What to Ask

Hydro jetting uses a configured water jet to clean suitable drain or sewer lines. For a property manager, the useful question is whether the proposed work addresses the diagnosed problem and how completion will be documented.

Start with diagnosis

Identify affected fixtures and lines, prior work and available inspection records. A backup or odor does not automatically mean jetting is required. Ask the contractor to explain the finding, proposed method and any assessment limitations.

Separate deposits from defects

Cleaning may address appropriate grease, sediment or other deposits. Roots and hard deposits can require specialty tools. Jetting does not correct a belly, failed joint, collapse or damaged pipe wall, and removing a root obstruction does not seal its entry point.

Request a clear scope

Specify which sections are included, access arrangements, occupant coordination, debris handling, inspection deliverables and exclusions. Clarify who authorizes extra work when hidden defects or inaccessible sections are found.

Evaluate the evidence

Ask for a record of the initial findings and completed work. Where camera inspection is suitable, footage can document visible conditions. It does not measure every concealed defect or guarantee remaining pipe life. Keep the limitations with the report.

Plan maintenance from the property’s history

Choose intervals using observed buildup, use and previous events, then review them over time. Compare actual total costs rather than generic online price ranges. No maintenance plan can guarantee that a property will never have another backup.
